Mistra Heights is a residential development, designed to provide urban life style at its best with all the amenities of a metropolitan center, but with all the comforts and security of an exclusive community.
The development comprise 26,000 m2 of
landscaped public open spaces for the enjoyment and comfort of
the community.
It will include approximately 866 residential units of variable sizes, public amenities and retail areas, a luxurious health spa and extensive open areas.
The project is comprises four stepped boomerang shaped buildings. This includes a good mix of high-end, spacious family apartments
with a maximum of 11 floors, holiday residences, penthouses, a
mix of retail and recreational facilities. |

The site is located at the northeastern part of Malta within Xemxija area, which is part of St Paul’s bay local government. The site is perched on a sloping hill location overlooking St. Paul’s Bay and Mistra Bay.

Real Estate Solutions is development manager of the project. Currently the project is moving through its final design phase with concept design, environmental studies, traffic impact studies and value engineering workshop completed.
MEPA has alreadyissued the outline development permit for Mistra Heights. In addition to the 27,000 sqm of landscape the commercial areas would offer
residents and visitors a plethora of quality living, including a wide selection of food boutiques,
convenience stores, hair & beauty salons, a laundrette and a new modern spa and fitness
centre.
Real Estate Solutions at the onset is engaged in feasibility study, market analysis, design and project management which will be followed by facilities management. Currently, the contract for enabling works is granted and tenders for superstructure shall be issued in the near future. Real Estate Solutions is in close liaison with the Client, Consultants and Contractors and thriving to make the project a success.

Archaeological Remains
Adjacent to the development, there is located an underground flourmill dating back to the
British period, now managed by Fondazzjoni Wirt Industrijali. Our client is very sensitive
to this historic asset and is in fact investing to protect and embellish the
flourmill.
Benefits to Neighbours
The client acknowledges neighbours as major stakeholders throughout the development
process, and a number of public facilities are being created in order to satisfy the demands of
the area. These include recreational and convenience amenities such as a health and fitness
centre, modern convenience stores and public landscaped gardens sprawling over more than
40% of the total developable area. Effects on the neighbours are also being taken into
consideration especially during the construction phase to keep disruption to a minimum.
The Environment
Mearsures are taken to make sure that recycling of materials takes as an overriding concept from demolition
to completion of the entire build. Most of the mature flora such as olive trees and palm trees
from the old Mistra Village Complex are currently in storage with a professional landscaper to
be reintegrated in the final landscaping. As much as possible, the waste material generated
during excavation and construction is also being recycled.
We are considering a number of innovative technologies to minimise expenses for
residents as well as to reduce the environmental impact and energy usage of the development.
